Setting Up a Temporary Warehouse During Renovation or Moving

Major renovations, large-scale moving, or office remodeling always run into the same painful question: where to put everything? Sending furniture, electronics, and construction materials to a remote warehouse means ongoing transportation costs, movers' fees, and constant logistical headaches.

An optimal solution that has long been a standard in Europe and is gaining popularity locally is renting a shipping container delivered directly to your doorstep. Essentially, you get a sealed, secure vault of any size right in your yard or parking area.

Let's look at how to properly organize such a temporary warehouse, what to look for when choosing a container, and how to avoid delivery pitfalls.

Why Is a Shipping Container More Convenient Than a Standard Warehouse?

  1. Everything at Hand 24/7. No need to drive across town to grab a forgotten tool, ladder, or box of documents.
  2. Logistics Savings. You pay for container delivery and unloading only twice: when it arrives and when it is picked up. No daily truck rentals needed.
  3. Security. Shipping containers are designed to withstand ocean storms and protect cargo in extreme conditions. Corten steel, heavy-duty locking bars, and vandal-proof lock boxes make them more secure than any wooden shed or storage unit.
  4. Protection from Dust and Weather. Renovation covers entire houses in thick construction dust. Inside a container, your belongings, sofas, and appliances stay completely clean and dry.

Which Size to Choose: 10, 20, or 40 Feet?

For local storage during renovation or moving, three main sizes are typically used:

  • 10-Foot Container (~15 m³ / ~7 m² area):
    • Best for: Storing belongings from a 1-bedroom apartment, personal motorcycles, garden tools, or extra building materials.
    • Advantage: Compact; easily fits into a single standard parking spot.
  • 20-Foot Container (~33 m³ / ~14 m² area):
    • Most popular option: Holds furniture and appliances from a 2–3 bedroom apartment or small office.
    • Dimensions: 6 meters long, 2.4 meters wide. Takes about 1.5 parking spaces.
  • 40-Foot Container (~67–76 m³ / ~28 m² area):
    • Best for: Large country house renovations, commercial equipment storage, large-scale office relocations.
    • Note: Requires significant space for placement and clear access for long trucks.

Placement in Private Yards vs. Apartment Parking: Legal and Practical Aspects

1. Private Property and Enclosed Yards

If you plan to place the container on your own property, no special permits are required—it is private land. Main check: ensure heavy machinery (crane truck) can access the site without low-hanging wires or tree branches.

2. Apartment Parking or Common Residential Areas

If you live in an apartment building and want to place a container in the parking area:

  • Coordinate with the HOA / Property Management. A temporary dry container is not a permanent structure, but it must not block access for fire trucks or garbage collectors.
  • Rented Parking Space. If you own or rent an open parking spot, get approval from parking management for temporary placement.

Logistics and Setup: How to Prepare the Site?

The container is delivered by a specialized crane truck (side-lifter or boom truck). To ensure a smooth delivery, follow these four rules:

  1. Flat and Solid Foundation. Do not place the container directly on soft soil or fresh grass—under its own weight and cargo, it will sink, causing frame misalignment and sticking doors. Ideal surface: asphalt, paving tiles, concrete pad. If setting on soil: place wooden beams (100x100 mm), concrete blocks, or road slabs under the four corners.
  2. Check Overhead Clearance and Access. The crane truck requires about 4.5 meters of vertical clearance for boom maneuvering. Watch out for arches, power lines, gas pipes, and entry gates.
  3. Door Orientation. Plan in advance which direction the swinging doors should open. Changing the direction after the crane sets down the multi-ton container will require calling equipment back.
